The front welcome page is for all residents to see any posts relating to any works carried out to enhance our flats and communal areas. Or posting information about any special events.
The forum is for homeowners to discuss any topic or to report any issues that need addressing by the management team. A centralised transparent communication board moving away from emails. Tenants report any issues to their landlords or Letting agent and this can then be filtered through to the forum by the homeowners.
The forum will also highlight future plans or how they are progressing. Everyone is encouraged to put forward ideas and suggestions for future improvements. This is also where we will be able to see how our service charges are being spent; published quarterly
THE STORY SO FAR since the new management team Phil Rosen, Rob Harman, Alex Dumont and Scott Richardson; company secretary and block manager were elected at the last AGM.
- Made good the leaking guttering penetrating the external walls to flats 2&4 and internal walls in the communal areas of flats 1-6.
- Upgraded the postal table for flats 1-6. Thank you Rob.
- Fixed new signage at the front and rear beaufield gates.
- Positioned new solar powered lighting in the garden. Thank you Alex.
- Investigated a sound that was disturbing flat 7.
- Covered the electrics housed in the cupboard under flat 8 deflecting escaping water.
- Created a new website. Thank you Sasha and Jamie from Mumble Computer Services.
- Welcomed our new cleaner Emily for communal areas.
FORTHCOMING WORKS.
It was agreed at the last AGM that repairs were necessary to the roof which was a complex and potentially expensive problem. Consequently, the Management Team believe the best course of action is to split the work into 3 stages.
Stage 1 2026 summer months, complete all work to the front fascia of the buildings. This work will require the hire of a cherry picker which is more cost effective than scaffolding.
- Replace any loose or missing tiles.
- Repaint and where necessary replace soffits.
- Clear and fix any guttering issues.
Stage 2 2027/28 summer months, as above for the roofs and fascia on the garden side and repaint the balconies. This will also require a cherry picker.
Stage 3 2028/29 summer months, hire a high scaffold tower to deal will any roof issues affecting the rear of Flats 1-6.
Also this summer 2026:
- Repaint the woodwork inside the communal areas of Flats 1-6
- Repaint the external doors and wood windows Flats 1-6. Flats 7&8 and Flats 9-12. We are looking at a voting system to change colour of said doors, e.g. Cotswold Green.
The railings at the front of the buildings also need repainting, but due to the cost, will need to be deferred until a later date (possibly when the balconies are repainted).
Install ‘stepping stones’ from the rear gate round to Flats 9-12.
It was agreed at the last AGM that the staircase leading to Flat 8 would also be retiled in doing so making the electrical cupboard water tight.
THE NEXT AGM
It is hoped that we can arrange the next and future AGM’s sometime during the summer months, once the accounts have been finalised and more in line with our financial year.
